How does this work?

We are a group of real estate investors who find very nice homes that are available through a short sale, auction, bank owned or a seller who needs to sell quickly. We buy the home. We spend thousands of dollars making the home new again.

Once the home is in mint condition we find families who want to own their own homes who can make a small down payment and who can make a nominal monthly payment but are not able to qualify for a traditional home loan.

If you qualify for our much less stringent standards then we will sign a lease option.

What is a lease option?

A lease option is a combination of a lease and a purchase contract. When you sign the contract you make a small down payment and agree to a fixed purchase price for the future. You will then have most of the rights and obligations of home ownership other than at that time you will not hold title yet. You will have five years to close on the home on the agreed to price regardless if the home has appreciated significantly over that time.

At any time during the 5 year lease option you can pay the agreed to price and the title will be yours.

This method of ownership has been used for many decades and is a truly win-win for everyone.
